  1. What kind of pets do you allow? Do you permit exotic pets?
    Cats and dogs. No exotic pets.
  2. How many pets may I have?
    2 maximum
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    $300 non-refundable pet fee and $35 monthly for 1 pet $400 non-refundable pet fee and $45 monthly for 2 pets
  4. What must I bring with me to tour an apartment?
    State photo ID
  5. What are your fees and monthly charges?
    $15 valet trash fee
  6. What is acceptable “proof of income” to sign a lease?
    Pay stub or a job offer letter
  7. What happens if I qualify for an apartment, but my roommate does not?
    The roommate will not be authorized to live in the unit. You will need to find another roommate or a smaller apartment.
  8. Is my security deposit totally refundable?
    Yes, minus any damages. A carpet cleaning charge will automatically be deducted.
  9. If I get a job transfer, can I break the lease?
    We do offer a lease buy-out option.
  10. Can I change to a month-to-month lease plan after my first year?
    No
  11. What utilities are included in my lease?
    No utilities are included. Tenants are responsible for their water, electric, and cable/internet.
  12. How long is the term of the lease?
    We offer 6 month, 10 month, and 12 month lease terms.
  13. Do you accept leases for short terms?
    6 month leases are the shortest terms that we offer.
  14. Am I required to have renters insurance?
    Yes
  15. Do you offer furnished apartments?
    No

  17. If something needs to be repaired in my apartment, how do I report it?
    Call, come in, or report online on the resident portal.
  18. When is my rent payment due?
    1st of each month
  19. What day of the month am I liable for a late charge?
    5th of each month
  20. Will you accept electronic payments from my bank?
    Yes
  21. Is there a place where I can pay my rent after office hours?
    Yes, either in our drop box or online on the resident portal
  22. There is a person who might be staying with me for a while, is that permitted by the lease?
    Yes, visitors can stay up to four weeks.
  23. Do you have reserved parking?
    No
  24. I have a motorcycle, where can I park it?
    In an open parking space
  25. My children live with me in the summer; do I need to notify your office when they arrive?
    Yes, they would need to be added as occupants on the lease for liability purposes.
  26. Can I install my satellite dish at my apartment?
    No
  27. Do you have cable services?
    Yes, Comcast and AT&T
  28. Does the property have a fitness center?
    Yes

    No, but we will have charcoal grills throughout the property.

    Yes
  35. Do you have a list of Preferred Employers?
    The list is very long but not limited to: Cook Medical, Baxter, Crane, Monroe Country Community School Corporation, Bloomington Police & Fire Department, Indiana University Police and Fire Department, Indiana University Health, Indiana University Credit Union, Premier Healthcare, Enterprise, Chase, etc.
